Tank water heaters hold 40 to 80 gallons or more of water, and every gallon carries minerals that settle out as it heats. Over time, that sediment layer insulates the water from the burner or buries the lower element, which is why an older tank starts to rumble, takes longer to recover and eventually leaks. Flushing the tank and checking the anode rod, the metal rod that corrodes so the tank does not, are the two jobs that matter most.
Tankless water heaters have no tank to fill with sediment, but the same minerals form scale inside the heat exchanger. As the passages narrow, the unit loses flow, throws error codes and can shut down. Descaling flushes a cleaning solution through the heat exchanger to dissolve that scale, and we clean the inlet filter and check the venting at the same visit.
Gas and electric units also need different care. On gas models we check the burner, pilot or igniter, thermocouple and venting. On electric models we test the heating elements and thermostats.
