Boiler repair in Chicago
Fast, Honest Boiler Repair for Chicago Homes
Boilers heat a huge share of Chicago homes. Greystones, two-flats, brick bungalows and vintage condo buildings were built around cast iron radiators, and many still run on the original steam or hot-water system. When one of those boilers stops working in January, you need a technician who understands both the old equipment and the new high-efficiency models, and who can get there quickly.
Browns Heating & Cooling has repaired boilers across Chicago since 2016. We diagnose the problem, explain it in plain language and give you a flat-rate price before we start, so there are no surprises on the bill. Our trucks carry common boiler parts such as igniters, thermocouples, pressure relief valves, circulator pumps and low-water cutoffs, which means many repairs are finished on the first visit.
Whether your boiler will not fire, a few radiators stay cold or water is pooling on the basement floor, call (708) 536-8134. We answer 24 hours a day, 7 days a week.

Is it an emergency?
When to Call for Emergency Boiler Repair
Not every boiler problem is an emergency, but some are. In a Chicago winter, a house without heat can drop to dangerous temperatures within hours and pipes can freeze. A leaking boiler is also urgent: even a slow drip can mean a failing relief valve, a cracked section or a leaking heat exchanger, and the boiler can lose enough water to shut down or be damaged.
Call us right away
- No heat when temperatures are near or below freezing
- Water leaking from the boiler or near the burner
- The pressure relief valve is spraying or dripping water
- The boiler will not shut off, or the pressure gauge is in the red
- A yellow, lazy burner flame, soot, or scorch marks around the boiler
Book a repair soon
- Banging, knocking or whistling pipes
- Some radiators stay cold while others heat
- Pressure that keeps dropping and needs refilling
- The pilot or igniter fails now and then
- Heating bills rising for no clear reason
Troubleshooting
Common Boiler Problems We Repair in Chicago
Here are the problems we see most often, what usually causes them and what you can safely check before you call. Anything involving the burner, gas valve, wiring or the inside of the boiler should be left to a trained technician.
| Symptom | Common causes | What you can safely check |
|---|---|---|
| No heat at all | Failed igniter or thermocouple, tripped low-water cutoff, bad gas valve, thermostat or control failure | Thermostat set to Heat and above room temperature, boiler service switch and breaker on |
| Some radiators cold | Air in hot-water radiators, stuck steam vents, closed or failed zone valve, weak circulator pump | Radiator valves fully open; bleed hot-water radiators if you know how |
| Banging or knocking | Steam: water trapped in sagging pipes or a high water line. Hot water: kettling from scale or low flow | Note when it happens (start-up, all cycle) and tell the technician |
| Pressure keeps dropping | Leak in the system, failing expansion tank, faulty pressure relief valve or fill valve | Hot-water systems usually sit around 12–15 psi cold; do not overfill |
| Water leaking | Relief valve discharging, pump seal, corroded fitting, cracked section or heat exchanger | Turn the boiler off if water is near the burner or wiring, then call |
| Pilot or burner won’t stay lit | Dirty flame sensor, worn thermocouple, draft or venting problem | Do not keep relighting; repeated failures need a technician |
| Short cycling | Oversized boiler, faulty aquastat or pressuretrol, low water, bad thermostat location | Check the thermostat is not near a heat source or draft |
| Steam boiler water level problems | Dirty sight glass, failing auto water feeder, low-water cutoff tripping, surging from dirty water | Look at the sight glass; it should show water roughly halfway |
Pressure and water levels vary by system, so treat these as general guidance. If you are not sure, call us and we will talk you through it.

Steam & hot water
Steam and Hot-Water Boiler Repair
Chicago homes heat with two very different kinds of boilers, and they fail in different ways. A steam boiler boils water and sends steam up to the radiators. Its weak points are the water level and the controls that protect it: the sight glass, the low-water cutoff, the automatic water feeder, the pressuretrol and the main vents. Banging pipes, radiators that heat unevenly and boilers that shut off on low water are classic steam problems, and fixing them often means adjusting the water line, cleaning the controls or correcting pipe pitch rather than replacing parts.
A hot-water, or hydronic, boiler pumps heated water through radiators, baseboard or radiant floors. Its weak points are pressure and circulation: the expansion tank, pressure relief valve, fill valve, circulator pump and zone valves. Pressure that drops or climbs, cold zones and air in the radiators are the most common hot-water repairs.
Our technicians work on both every day, from 100-year-old cast iron steam boilers to modern wall-hung condensing and combi units, so we can diagnose the problem correctly the first time.

Repair or replace?
Should You Repair or Replace Your Boiler?
Most boiler problems are worth repairing. Boilers are simple, durable machines, and a well-maintained cast iron boiler can run 20 years or more. A failed igniter, circulator pump or relief valve is a routine repair that gets your heat back for a fraction of the cost of a new system.
Replacement starts to make sense when the boiler is past about 15 years old, needs repairs every season, or the repair would cost a large share of a new boiler. A cracked heat exchanger or cast iron section is usually the end of the road, because the repair costs close to a new unit and the rest of the boiler is just as old. Rising gas bills on an old, low-efficiency boiler are another sign: a modern condensing boiler can be 90% efficient or more.
We will always tell you honestly which option makes sense. If replacement is the better investment, see our boiler installation and replacement page or the boiler replacement cost guide.
| Usually repair | Usually replace | |
|---|---|---|
| Boiler age | Under about 15 years | Over 15–20 years |
| Repair history | First or occasional repair | Repairs every heating season |
| Type of failure | Igniter, pump, valve, control, thermostat | Cracked heat exchanger or cast iron section |
| Efficiency | Bills are steady | Bills keep rising on an old, low-efficiency unit |
| Safety | Problem fully fixed by the repair | Recurring CO, venting or combustion issues |
Prevent the next breakdown
Avoid Boiler Repairs With Yearly Maintenance
Many boiler breakdowns can be caught early during a yearly tune-up. A yearly boiler service checks the burner, flame sensor and igniter, tests the low-water cutoff and pressure relief valve, checks the expansion tank and circulator, cleans the sight glass on steam boilers and confirms safe combustion and venting.
Our HVAC maintenance plan covers boiler and high-efficiency boiler tune-ups, and members get 25% off all repairs, no overtime fees, a waived service fee and priority scheduling when demand peaks.
Maintenance plan members get
- 25% off all repairs
- No overtime fees
- Service fee waived
- Priority scheduling during cold snaps

FAQs
Boiler Repair FAQs
How much does boiler repair cost in Chicago?
It depends on what failed. A thermocouple, igniter or relief valve is a much smaller job than a circulator pump, gas valve or leaking section. We diagnose the problem first and give you a flat-rate price before any work begins, and if you go ahead with the repair, the service call fee goes toward the cost.
Is a leaking boiler an emergency?
Usually, yes. A leak can mean a failing pressure relief valve, a bad pump seal or a cracked section, and the boiler can lose enough water to shut down or be damaged. If water is near the burner or wiring, turn the boiler off and call us right away at (708) 536-8134.
Why is my boiler banging or knocking?
In a steam system, banging is usually water hammer: water trapped in pipes that have lost their pitch, or a water level set too high. In a hot-water system, a rumbling or kettling noise usually means scale buildup or poor flow through the heat exchanger. Both are repairable, and both are worth fixing before they cause damage.
Why are some of my radiators cold?
On hot-water systems, the most common causes are air trapped in the radiators, a closed or failed zone valve or a weak circulator pump. On steam systems, it is usually a stuck radiator or main vent, or pipes that are not pitched correctly. A technician can find the cause quickly and balance the system.
Why does my boiler keep losing pressure?
A hot-water boiler that keeps losing pressure usually has a leak somewhere in the system, a failing expansion tank or a pressure relief valve that is letting water out. Topping it up only hides the problem, so it is best to have it checked.
Do you repair steam boilers?
Yes. We repair steam and hot-water boilers, including the sight glass, low-water cutoff, automatic water feeder, pressuretrol, vents and piping that steam systems depend on.
Do you offer 24/7 emergency boiler repair?
Yes. We answer 24 hours a day, 7 days a week for emergency heating service, including no-heat calls, leaking boilers and safety issues.
Should I repair or replace my boiler?
Repair is usually best for a boiler under about 15 years old with a single failed part. If it is older, breaking down every season or has a cracked heat exchanger or section, replacement is usually the better investment. We give you honest pricing for both.
Which boiler brands do you repair?
We repair all major makes and models of residential boilers, including older cast iron steam boilers and modern condensing and combi units. See the brands we service.
Do you repair commercial boilers?
Yes. Along with homes, we repair commercial boilers in offices, restaurants, churches, multi-unit buildings and other commercial properties across Chicago. See our commercial HVAC services or call to talk about your building.
