I called Browns late Tuesday during a heatwave, and they were able to schedule a service appointment for the next day. The service call cost $125, but that amount goes towards any repair cost if needed so the initial call is essentially free if you need service costing more than $125.

The techs arrived exactly on time at the start of the appointment window, and quickly found the issues (dirty condenser coils, refrigerant top-off, and system sealant to address the small leak). Ramond clearly explained the impact of each along with the cost to fix, then confirmed which services I wanted and what my total would be before starting the work. I also appreciate that Ramond answered all my dumb questions about how air conditioning actually works; he's a great science teacher 🤓.

The cost was less than I expected for a next-day service (coil cleaning $239, sealant $285, and a few pounds of refrigeratant was $370).

During the payment process, the tech didn't prompt for a tip, unlike most companies. So don't forget to ask them for their Zelle/Venmo if you want to send a tip
Quick responses from a professional company. Although it was peak season for AC’s, they were able to send a crew over within 24-hours. This was so critical for us with 3 young kids in the house and the temps rising to 85 degrees.

Angelique on the phone gave clear instructions on what I needed to do before the service guys showed up. Ramod & Eric were courteous and wore shoe covers as they entered the house. They took a quick look and knew what needed to be done immediately.

As a Realtor, I’ve changed many an AC units and their prices were very fair. We ended up repairing instead of a new AC unit. The repair was less than what he originally quoted. How is that for honest service?! Amazing!

They will have to come back for a service ($99) as we ran out of time.

I can highly recommend Browns Heating & Cooling without any hesitation.

Obsessed 10/10. So friendly, really responsive company, cute service techs (big plus haha), honest, fast and reliable. They were literally here the next day. Love them, hate my 30 year old furnace.

Highly recommend these guys. We had a cooling issue, and Steven was here and gone in under an hour. He pointed out the issue and repaired it without talking much.

Highly recommend them! We needed a whole house humidifier because the winter air was making everyone in the house feel sick. The installation was very clean, and they tied it right into the water line without any leaks or issues. The technician showed me how to adjust the humidity level based on the temperature outside, so we don't get condensation on the windows. It's made the house feel much more comfortable, and my skin isn't nearly as dry as it used to be. I’m happy with the service.

I decided to upgrade to a Nest thermostat and scheduled the installation with this company. The technician arrived on time and installed the thermostat quickly. He also walked me through the settings and showed me how to control it through the phone app. The system now adjusts the temperature automatically during the day, which is convenient. It has made managing the indoor temperature much easier. The team from Brown’s handled the installation smoothly and made sure everything was working before leaving.

Boiler Types We Install in Chicago

Choosing the right boiler is the most important decision in any installation. Here’s how the main options compare for Chicago homes.

Combi Boilers

A combi (combination) boiler provides both space heating and hot water from a single compact unit, with no separate storage tank. Its space-saving design makes it ideal for Chicago condos, townhomes, and smaller homes with one or two bathrooms.

System Boilers

A system boiler works with a separate hot water storage tank to supply multiple bathrooms at once. It’s the better choice for larger Chicago homes and families with high simultaneous hot water demand.

Conventional Boilers

Also called heat-only or traditional boilers, these are the natural replacement when your home already has radiators and a separate hot water setup. They’re a common, cost-effective upgrade for Chicago’s older housing stock.

High-Efficiency Condensing Boilers

Modern condensing boilers reach efficiency ratings above 90%, compared to 80–85% for older non-condensing units. They capture heat that would otherwise escape through the flue, which dramatically cuts fuel use and lowers your winter heating bills.

Why Boiler Heat Works So Well in Chicago Homes

Boiler heat is a perfect match for Chicago’s housing because so many local homes were built for it. Homes built before 1950, brownstones, two-flats, and vintage single-families, were originally designed around radiators and radiant heat.

Radiant heat from a boiler warms the room evenly and quietly, without the cold spots and noise of forced air. Because it doesn’t blow air around, it also doesn’t dry out your indoor air or circulate dust and allergens, a real comfort difference during long Chicago winters.

That’s why upgrading the boiler, rather than switching to forced air, is usually the smartest move in an older Chicago home: you keep the comfort of the existing radiator system while gaining modern efficiency.

How to Choose the Right Boiler

The right boiler depends on three things: your home’s size, your fuel type, and your hot water demand.

Sizing is measured in BTUs and based on a heat-loss calculation for your specific home, not a rough guess, an oversized boiler wastes fuel and short-cycles, while an undersized one can’t keep up in January. Our technicians run the numbers on-site so your unit is matched precisely to your home.

For fuel, most Chicago homes run on natural gas, which heats quickly and costs less to operate. We’ll evaluate your venting, piping, and existing setup, then recommend the right type and efficiency level for your budget and comfort goals.

If your home uses radiant floor heat or you’re considering it, see our guide on radiant floor heating costs in Chicago, since those systems run on a high-efficiency boiler too.

Our Boiler Installation Process

Boiler installation is more involved than a furnace or water heater swap, so we follow a careful, code-compliant process from start to finish.

First, we assess your home’s heat-loss needs, existing piping, and venting, then recommend the right unit with upfront, flat-rate pricing. Once you approve, we pull the required city permit and schedule your install.

On installation day, we safely remove and haul away your old boiler, position and vent the new unit, connect supply and return piping with proper pitch, and install the expansion tank, pressure relief valve, and controls. We test the full system and confirm safe operation before we leave, every job backed by our 100% satisfaction guarantee.

Boiler Installation Cost in Chicago

Boiler installation in Chicago typically ranges from $3,000 to $7,000, depending on the boiler type, your home’s size, and the complexity of the installation. High-efficiency condensing units cost more upfront but deliver real savings on every winter heating bill.

For a full breakdown of what affects your price, see our detailed guide to boiler replacement costs in Chicago. And to spread the investment over time, we offer flexible financing on installations over $500 with approved credit.

Permits, Code & Safety

Every boiler installation in Chicago requires a permit and must meet city plumbing, gas, and venting codes. We handle the entire permitting process so your system is fully compliant and safe.

Proper venting is also a critical safety matter. A correctly installed and vented boiler safely removes combustion gases from your home, protecting your family against carbon monoxide. This is exactly why boiler installation should always be left to a licensed local professional.

FAQ’s

How much does boiler installation cost in Chicago?

Boiler installation in Chicago generally costs between $3,000 and $7,000, depending on the boiler type, home size, and installation complexity. High-efficiency condensing boilers cost more upfront but lower your heating bills over time, and we provide upfront pricing before any work begins.

How long does it take to install a new boiler?

A straightforward boiler replacement is often completed in a single day, while complex installations involving new piping or venting can take longer. We give you a clear timeline upfront after assessing your home.

Which boiler is best for a Chicago home?

For smaller homes and condos, a combi boiler saves space by combining heat and hot water; for larger homes with multiple bathrooms, a system boiler is better. A high-efficiency condensing model is the best long-term value for most Chicago homes thanks to lower fuel costs.

Do I need a permit to install a boiler in Chicago?

Yes. Chicago requires a permit for boiler installation, and the work must meet city code. We handle the entire permitting process for you as part of the job.

How long do boilers last?

A well-maintained high-efficiency boiler lasts about 15 years, while older cast iron boilers can run 20 years or more. If yours is past 15 years and needing frequent repairs, replacement is usually the smarter investment.
