Residential New Construction HVAC

Building a custom home, multi-family units, or a luxury residence? We design and install HVAC that fits your home perfectly from the start, no oversized, inefficient systems inherited from rule-of-thumb sizing.

We handle it all: heating and cooling systems, ductwork, heat pumps, zoning for room-by-room control, smart thermostats, and indoor air quality systems. The result is a home that’s comfortable and efficient from the day you move in.

Commercial New Construction HVAC

For new commercial builds, we deliver scalable, energy-efficient systems designed around how your business operates, whether it’s restaurants, warehouses, gyms, office buildings, dental clinics / medical offices, and churches or religious facilities or industrial facility.

We work closely with architects, general contractors, and developers to design systems that fit the building’s specifications and budget, then manage the full installation.

Our New Construction Process

A new construction system is only as good as its design. We follow a proven process to get it right the first time.

1. Design from your plans. We review your blueprints and work with your team to engineer the right system layout, equipment, and ductwork routing for the building.

2. Load calculation. We run a proper Manual J load calculation based on your building’s size, orientation, insulation, and windows, so the equipment is sized precisely for the space, not guessed.

3. Rough-in. We coordinate with your build schedule to install ductwork, line sets, and connections at the right construction phase, before walls close up.

4. Equipment installation & commissioning. We install the equipment, controls, and registers, then test and balance the system to confirm it performs exactly as designed. Our airflow testing and balancing ensures even comfort in every room.

Our New Construction Process

Why Proper Sizing Matters

The most important decision in new construction HVAC is getting the size right, and it’s where many installations go wrong. Studies show a majority of HVAC systems are oversized, usually because they’re sized by rough rules of thumb instead of a real calculation.

An oversized system short-cycles: it heats or cools too quickly, shuts off before removing humidity, and leaves you with clammy, uneven rooms, higher energy bills, and a shorter equipment lifespan. An undersized system simply can’t keep up in a Chicago winter or summer.

This matters even more in today’s airtight new construction, where a precise load calculation is the only way to size equipment correctly. Getting it right from day one means lower bills, better comfort, and a system that lasts.

Code Compliance in Chicago

Every new construction HVAC installation must meet Chicago’s building, energy, and mechanical codes. We design and install to those standards, handling ductwork layout, ventilation, equipment placement, and all required permits and inspection prep.

Our familiarity with local code means no surprises, no failed inspections, and no costly rework, just a smooth path from installation to occupancy.

A Reputation Built on Trust and Quality

I called Browns late Tuesday during a heatwave, and they were able to schedule a service appointment for the next day. The service call cost $125, but that amount goes towards any repair cost if needed so the initial call is essentially free if you need service costing more than $125.

The techs arrived exactly on time at the start of the appointment window, and quickly found the issues (dirty condenser coils, refrigerant top-off, and system sealant to address the small leak). Ramond clearly explained the impact of each along with the cost to fix, then confirmed which services I wanted and what my total would be before starting the work. I also appreciate that Ramond answered all my dumb questions about how air conditioning actually works; he's a great science teacher 🤓.

The cost was less than I expected for a next-day service (coil cleaning $239, sealant $285, and a few pounds of refrigeratant was $370).

During the payment process, the tech didn't prompt for a tip, unlike most companies. So don't forget to ask them for their Zelle/Venmo if you want to send a tip
Quick responses from a professional company. Although it was peak season for AC’s, they were able to send a crew over within 24-hours. This was so critical for us with 3 young kids in the house and the temps rising to 85 degrees.

Angelique on the phone gave clear instructions on what I needed to do before the service guys showed up. Ramod & Eric were courteous and wore shoe covers as they entered the house. They took a quick look and knew what needed to be done immediately.

As a Realtor, I’ve changed many an AC units and their prices were very fair. We ended up repairing instead of a new AC unit. The repair was less than what he originally quoted. How is that for honest service?! Amazing!

They will have to come back for a service ($99) as we ran out of time.

I can highly recommend Browns Heating & Cooling without any hesitation.

Obsessed 10/10. So friendly, really responsive company, cute service techs (big plus haha), honest, fast and reliable. They were literally here the next day. Love them, hate my 30 year old furnace.

Highly recommend these guys. We had a cooling issue, and Steven was here and gone in under an hour. He pointed out the issue and repaired it without talking much.

Highly recommend them! We needed a whole house humidifier because the winter air was making everyone in the house feel sick. The installation was very clean, and they tied it right into the water line without any leaks or issues. The technician showed me how to adjust the humidity level based on the temperature outside, so we don't get condensation on the windows. It's made the house feel much more comfortable, and my skin isn't nearly as dry as it used to be. I’m happy with the service.

I decided to upgrade to a Nest thermostat and scheduled the installation with this company. The technician arrived on time and installed the thermostat quickly. He also walked me through the settings and showed me how to control it through the phone app. The system now adjusts the temperature automatically during the day, which is convenient. It has made managing the indoor temperature much easier. The team from Brown’s handled the installation smoothly and made sure everything was working before leaving.

    Frequently Asked Questions

Do you work with builders and general contractors?

Yes. We partner with builders, developers, architects, and general contractors on residential and commercial projects across Chicago, coordinating our work with your construction schedule from design through commissioning.

Why is a load calculation important for new construction?

A load calculation sizes your HVAC equipment precisely to the building, preventing the oversizing that causes short cycling, humidity problems, higher bills, and premature wear. It’s especially important in airtight new construction, where guesswork leads to poor performance.

Do you handle permits and code compliance?

Yes. We design and install every new construction system to Chicago’s building, energy, and mechanical codes, and we handle all required permits and inspection preparation for you.

Can you install HVAC for both homes and commercial buildings?

Yes. We design and install new construction HVAC for single-family homes, multi-family and luxury residences, and commercial properties including offices, retail, restaurants, and industrial facilities.

When should I bring in an HVAC contractor for a new build?

As early as possible, ideally at the design stage. Involving us before construction lets us engineer the right system and coordinate the rough-in properly, which avoids costly changes later.
