Heating and Cooling Services in Lincoln Park, Chicago

Browns Heating & Cooling provides HVAC repair, installation and maintenance throughout Lincoln Park, Chicago, ZIP 60614. That covers every block from North Avenue up to Diversey Parkway, and from the lakefront west to the Chicago River.

Lincoln Park is one of the hardest neighborhoods in the city to heat and cool well. Most homes here are greystones, brick two-flats and Victorian row houses built between 1880 and 1920, and many were designed around radiators long before anyone planned for central air. We work with that housing stock every season, and we know how to make it comfortable without tearing it apart.

Key services in Lincoln Park:

  • Furnace repair, maintenance and new furnace installation
  • Air conditioning repair, tune-ups and replacement
  • Boiler and radiator service for vintage greystones and two-flats

HVAC Services We Provide in Lincoln Park

Every service below reaches Lincoln Park, from single-family homes in the Mid-North District to condo towers along the lakefront and storefronts on Armitage Avenue.

      furnace

      Furnace Repair and Installation

When repair no longer makes sense, we handle furnace installation sized to your actual home, not a rule of thumb. In a greystone with tall ceilings and original plaster walls, a correct load calculation matters more than almost anywhere else in the city. Learn more about our furnace repair service.

      air conditioner

      Air Conditioning Repair and Replacement

Warm air from the vents, ice on the refrigerant line or a condenser that hums but won’t start are the usual signs your system needs AC repair. If your unit is near the end of its life, we’ll show you the repair cost against the cost of a new system and let you decide. For replacements, see our AC installation service.

      indoor air quality

      Furnace and AC Maintenance

Annual furnace maintenance before the heating season catches worn igniters, cracked components and dirty flame sensors while they are still cheap to fix. We do the same for your air conditioner in spring with a full AC tune-up, including coil cleaning and refrigerant checks.

      servicing boiler

      Boiler and Radiator Service

A large share of Lincoln Park’s housing predates 1940, and many of those buildings still heat with steam or hot water radiators. We repair, maintain and replace boilers, bleed and balance radiators, and handle boiler installation when an old cast iron unit finally needs retiring.

      ductless ac

Ductless Mini Splits and High-Velocity AC

Homes that heat with radiators usually have no ductwork, which makes central air a real challenge. Ductless mini splits cool room by room with no ducts at all. High-velocity systems use small flexible tubing that snakes through closets and floor cavities, keeping plaster walls and original trim intact.

      ductwork

      Air Duct Cleaning and Ductwork

Decades-old duct systems in converted buildings often leak, sag or were never sized for the current layout. We offer air duct cleaning and ductwork repair and replacement to restore airflow and cut wasted energy.

Why Lincoln Park Homes Need a Different Approach to HVAC

Lincoln Park’s heating and cooling problems come directly from how and when the neighborhood was built. These are the four situations we see here more than anywhere else in Chicago.

Greystones and Row Houses Built for Radiators

The Great Chicago Fire of 1871 burned through much of the neighborhood, and the dense blocks of greystones, two-flats and Victorian row houses that replaced it went up largely between 1880 and 1920. Those homes were built around radiators, thick masonry walls and tall ceilings.

Adding central air to them means finding a route for cooling without cutting into plaster and millwork. That’s why mini splits and high-velocity systems are so common on Lincoln Park jobs, and why we assess each home before recommending equipment. Our older home HVAC service covers these retrofits in more depth.

Two-Flats Converted Back to Single-Family Homes

Converting a two-flat or three-flat back into a single-family home is one of the most common renovation patterns in Lincoln Park. It often leaves behind two separate furnaces, two thermostats, or a single boiler that was sized for two apartments.

The result is usually one floor too hot and the other too cold. We help owners decide whether to keep both systems and zone them properly, or consolidate into one correctly sized system for the new layout.

Water-Source Heat Pumps in Lakefront Condos

Many of the high-rise and mid-rise condo buildings along the lakefront heat and cool each unit with a water-source heat pump or fan coil tied into the building’s shared water loop. When one fails, the unit owner is usually responsible for the equipment inside their walls.

These systems fail differently from a standard furnace or AC. Common problems include failed reversing valves, clogged condensate drains, worn blower motors and failed compressors. Our technicians service heat pumps inside condo units and coordinate with building management when work touches the shared loop.

Landmark District Rules for Exterior Equipment

Parts of Lincoln Park sit inside designated Chicago Landmark Districts, including the Mid-North District and the Old Town Triangle District. The Commission on Chicago Landmarks reviews permit applications for work within these districts, and new exterior equipment visible from the street, such as a rooftop condenser, can require review before the City of Chicago Department of Buildings issues a permit.

We check whether your address falls inside a landmark district before we quote an outdoor unit, and we plan condenser placement on the rear roof, in a gangway or behind a parapet so the installation is compliant from day one.

Why Lincoln Park Residents Choose Browns Heating & Cooling

We’ve served Chicago homeowners since 2016, and our office at 1 E Erie St sits about a mile south of Lincoln Park’s southern edge at North Avenue.

24/7 Emergency Assistance and Same-Day Scheduling

A furnace that quits during a January cold snap can’t wait until Monday. We answer emergency calls around the clock, and most standard repairs can be scheduled the same day. See our emergency HVAC service.

Punctual Dispatch and Clear Arrival Windows

You get a real arrival window and a call when your technician is on the way. For condo buildings, we coordinate elevator reservations and building access with management ahead of time.

      Fully Stocked Trucks

Our trucks carry common parts for all major brands, so most repairs finish on the first visit instead of waiting on a part.

      Upfront Pricing and Financing

You see the full price before any work starts, with no surprise charges. For larger projects, we offer flexible financing, and our rebates page lists current ComEd and Peoples Gas programs that may lower your cost.

      What Our Customers Are Saying

I called Browns late Tuesday during a heatwave, and they were able to schedule a service appointment for the next day. The service call cost $125, but that amount goes towards any repair cost if needed so the initial call is essentially free if you need service costing more than $125. The techs arrived exactly on time at the start of the appointment window, and quickly found the issues (dirty condenser coils, refrigerant top-off, and system sealant to address the small leak). Ramond clearly explained the impact of each along with the cost to fix, then confirmed which services I wanted and what my total would be before starting the work. I also appreciate that Ramond answered all my dumb questions about how air conditioning actually works; he's a great science teacher 🤓. The cost was less than I expected for a next-day service (coil cleaning $239, sealant $285, and a few pounds of refrigeratant was $370). During the payment process, the tech didn't prompt for a tip, unlike most companies. So don't forget to ask them for their Zelle/Venmo if you want to send a tip
Quick responses from a professional company. Although it was peak season for AC’s, they were able to send a crew over within 24-hours. This was so critical for us with 3 young kids in the house and the temps rising to 85 degrees. Angelique on the phone gave clear instructions on what I needed to do before the service guys showed up. Ramod & Eric were courteous and wore shoe covers as they entered the house. They took a quick look and knew what needed to be done immediately. As a Realtor, I’ve changed many an AC units and their prices were very fair. We ended up repairing instead of a new AC unit. The repair was less than what he originally quoted. How is that for honest service?! Amazing! They will have to come back for a service ($99) as we ran out of time. I can highly recommend Browns Heating & Cooling without any hesitation.

Obsessed 10/10. So friendly, really responsive company, cute service techs (big plus haha), honest, fast and reliable. They were literally here the next day. Love them, hate my 30 year old furnace.

Highly recommend these guys. We had a cooling issue, and Steven was here and gone in under an hour. He pointed out the issue and repaired it without talking much.

Highly recommend them! We needed a whole house humidifier because the winter air was making everyone in the house feel sick. The installation was very clean, and they tied it right into the water line without any leaks or issues. The technician showed me how to adjust the humidity level based on the temperature outside, so we don't get condensation on the windows. It's made the house feel much more comfortable, and my skin isn't nearly as dry as it used to be. I’m happy with the service.

I decided to upgrade to a Nest thermostat and scheduled the installation with this company. The technician arrived on time and installed the thermostat quickly. He also walked me through the settings and showed me how to control it through the phone app. The system now adjusts the temperature automatically during the day, which is convenient. It has made managing the indoor temperature much easier. The team from Brown’s handled the installation smoothly and made sure everything was working before leaving.

      Lincoln Park HVAC FAQs

Can you add central air to a Lincoln Park greystone that only has radiators?

Yes. Most greystones and two-flats in Lincoln Park were built around radiators and have no ductwork. Ductless mini splits and high-velocity systems add cooling without cutting into plaster walls. Mini splits cool room by room with no ducts, while high-velocity systems run small flexible tubing through closets and floor cavities. We assess the building first and recommend the option that fits its layout.

Do I need Landmarks approval to replace an AC condenser in the Mid-North or Old Town Triangle districts?

It depends on visibility. The Commission on Chicago Landmarks reviews permit applications for work inside designated landmark districts, and exterior equipment visible from the street can require review before the Department of Buildings issues a permit. A condenser placed on a rear roof or in a gangway, out of public view, is usually simpler. We check your address before quoting.

Who repairs water-source heat pumps in Lincoln Park condo buildings?

We do. Many lakefront condo towers use in-unit water-source heat pumps or fan coils connected to a shared building water loop. The equipment inside your unit is typically the owner’s responsibility. Our technicians diagnose and repair these systems, including compressors, reversing valves, blower motors and condensate drains, and coordinate with building management when the work involves the shared loop.

We converted our two-flat to a single-family home. Should we keep both furnaces?

Not necessarily. Many deconverted two-flats end up with two furnaces sized for separate apartments, which often leaves one floor too hot and the other too cold. Keeping both can work well if the systems are properly zoned and each is sized for its floor. In other homes, one correctly sized system is the better choice. We evaluate the layout and recommend the option that fits.

How often should I service my furnace in Chicago?

Once a year, ideally in early fall before the heating season starts. Chicago winters keep furnaces running for months, and a yearly tune-up catches worn igniters, dirty flame sensors and failing parts before they cause a mid-winter breakdown. Regular maintenance also helps your system run efficiently and is often required to keep manufacturer warranties valid.

Do you offer emergency furnace repair in Lincoln Park?

Yes. We provide 24/7 emergency heating and cooling repair across Lincoln Park and the rest of Chicago. If your furnace stops working on a cold night or your AC fails during a heat wave, call (708) 536-8134 and we’ll dispatch a technician as quickly as possible.
