Water heater maintenance in Chicago

Water Heater Maintenance That Protects Your Hot Water

Most people only think about their water heater when the shower runs cold. By then, the damage has usually been building for years. The minerals in Chicago’s Lake Michigan water settle to the bottom of a tank as sediment and coat the inside of tankless heat exchangers as scale. That buildup makes the heater work harder, wastes energy, causes rumbling and popping noises and eventually leads to leaks and failed parts.

Regular maintenance stops that cycle. Our EPA-certified technicians flush sediment out of tank water heaters, descale tankless units, test the temperature and pressure relief valve, check the anode rod that protects the tank from rust, and inspect the burner, venting, elements and connections. The result is steadier hot water, lower energy use and a water heater that lasts longer.

We maintain every type and brand of water heater, gas and electric, tank and tankless, in homes and businesses across Chicago. To book, call (708) 536-8134.

Why it matters

Benefits of Regular Water Heater Maintenance

A yearly service costs far less than a flooded basement or a new water heater. Here is what maintenance does for you.

Longer water heater life

Removing sediment and scale and replacing a worn anode rod slows the corrosion that ends most tank water heaters early.

Lower energy bills

A clean tank or heat exchanger transfers heat more easily, so the burner or elements run less for the same hot water.

Fewer surprise breakdowns

Failing valves, igniters, elements and loose connections are caught before you lose hot water.

Safer operation

We test the relief valve and, on gas units, check the burner and venting so combustion gases leave your home safely.

Steady hot water

Less sediment means more usable hot water in the tank and fewer temperature swings in the shower.

Protects your warranty

Many manufacturers call for regular flushing or descaling, and service records help when you make a warranty claim.

Tank, tankless, gas & electric

Maintenance for Every Type of Water Heater

Tank water heaters hold 40 to 80 gallons or more of water, and every gallon carries minerals that settle out as it heats. Over time, that sediment layer insulates the water from the burner or buries the lower element, which is why an older tank starts to rumble, takes longer to recover and eventually leaks. Flushing the tank and checking the anode rod, the metal rod that corrodes so the tank does not, are the two jobs that matter most.

Tankless water heaters have no tank to fill with sediment, but the same minerals form scale inside the heat exchanger. As the passages narrow, the unit loses flow, throws error codes and can shut down. Descaling flushes a cleaning solution through the heat exchanger to dissolve that scale, and we clean the inlet filter and check the venting at the same visit.

Gas and electric units also need different care. On gas models we check the burner, pilot or igniter, thermocouple and venting. On electric models we test the heating elements and thermostats.

Signs your water heater needs service

  • Rumbling, popping or crackling noises from the tank
  • Hot water runs out faster than it used to
  • Rusty, cloudy or smelly hot water
  • Water around the base of the tank or the relief valve
  • Lukewarm water or temperature swings
  • Error codes or shutdowns on a tankless unit
  • The water heater has not been serviced in more than a year

Timing

How Often Should You Service a Water Heater?

Plan on professional maintenance once a year. For tank water heaters, that means a yearly flush and anode rod check. Tankless units should be descaled at least once a year, and more often in homes that use a lot of hot water.

Many Chicago homeowners book water heater maintenance alongside their furnace or boiler tune-up in the fall, so everything is ready before winter, when incoming water is coldest and the water heater works hardest. Any time of year is fine, though, and the sooner sediment comes out, the less damage it does.

If your water heater has never been flushed and is already several years old, call us first. Heavy sediment can clog the drain valve, and we will check the tank before deciding how to clean it safely.

Homeowner tips

Water Heater Care Between Visits

A yearly professional service does the heavy lifting, but a few simple habits help you spot problems early. Leave gas valves, burners, wiring and relief valve replacement to a trained technician.

Keep the temperature near 120°F

120°F is hot enough for most homes, lowers scalding risk and reduces energy use and scale buildup.

Look for leaks

Check the base of the tank, the relief valve pipe and the connections every few months. Small drips are early warnings.

Keep the area clear

Leave space around the water heater, and never store paint, gasoline or chemicals near a gas unit.

Protect pipes from the cold

Insulate exposed hot and cold water lines in unheated basements and crawl spaces to save heat and prevent freezing.

Watch your hot water

Rusty, cloudy or smelly hot water, or hot water that runs out quickly, means it is time for service.

Test CO and smoke alarms

If your water heater runs on gas, test carbon monoxide and smoke alarms monthly and replace batteries every year.

What Chicago Homeowners Say

★★★★★ Rated 4.9 on Google by Chicago homeowners · See all reviews

I called Browns late Tuesday during a heatwave, and they were able to schedule a service appointment for the next day. The service call cost $125, but that amount goes towards any repair cost if needed so the initial call is essentially free if you need service costing more than $125. The techs arrived exactly on time at the start of the appointment window, and quickly found the issues (dirty condenser coils, refrigerant top-off, and system sealant to address the small leak). Ramond clearly explained the impact of each along with the cost to fix, then confirmed which services I wanted and what my total would be before starting the work. I also appreciate that Ramond answered all my dumb questions about how air conditioning actually works; he's a great science teacher 🤓. The cost was less than I expected for a next-day service (coil cleaning $239, sealant $285, and a few pounds of refrigeratant was $370). During the payment process, the tech didn't prompt for a tip, unlike most companies. So don't forget to ask them for their Zelle/Venmo if you want to send a tip
Quick responses from a professional company. Although it was peak season for AC’s, they were able to send a crew over within 24-hours. This was so critical for us with 3 young kids in the house and the temps rising to 85 degrees. Angelique on the phone gave clear instructions on what I needed to do before the service guys showed up. Ramod & Eric were courteous and wore shoe covers as they entered the house. They took a quick look and knew what needed to be done immediately. As a Realtor, I’ve changed many an AC units and their prices were very fair. We ended up repairing instead of a new AC unit. The repair was less than what he originally quoted. How is that for honest service?! Amazing! They will have to come back for a service ($99) as we ran out of time. I can highly recommend Browns Heating & Cooling without any hesitation.

Obsessed 10/10. So friendly, really responsive company, cute service techs (big plus haha), honest, fast and reliable. They were literally here the next day. Love them, hate my 30 year old furnace.

Highly recommend these guys. We had a cooling issue, and Steven was here and gone in under an hour. He pointed out the issue and repaired it without talking much.

Highly recommend them! We needed a whole house humidifier because the winter air was making everyone in the house feel sick. The installation was very clean, and they tied it right into the water line without any leaks or issues. The technician showed me how to adjust the humidity level based on the temperature outside, so we don't get condensation on the windows. It's made the house feel much more comfortable, and my skin isn't nearly as dry as it used to be. I’m happy with the service.

I decided to upgrade to a Nest thermostat and scheduled the installation with this company. The technician arrived on time and installed the thermostat quickly. He also walked me through the settings and showed me how to control it through the phone app. The system now adjusts the temperature automatically during the day, which is convenient. It has made managing the indoor temperature much easier. The team from Brown’s handled the installation smoothly and made sure everything was working before leaving.

FAQs

Water Heater Maintenance FAQs

How often should a water heater be flushed?

Once a year for most tank water heaters. Tankless water heaters should be descaled at least once a year, and more often in homes that use a lot of hot water.

What is included in water heater maintenance?

We test the temperature and pressure relief valve, check connections and the temperature setting, and inspect the burner and venting on gas units or the elements and thermostats on electric units. Tank heaters are flushed and the anode rod is inspected. Tankless units are descaled and the inlet filter is cleaned.

What does descaling a tankless water heater do?

Descaling circulates a cleaning solution through the heat exchanger to dissolve mineral scale. It restores flow and efficiency and helps prevent error codes and shutdowns.

What is an anode rod and why does it matter?

An anode rod is a metal rod inside a tank water heater that corrodes so the tank lining does not. Once it is used up, the tank itself starts to rust. Checking it, and replacing it when needed, is one of the best ways to extend a tank’s life.

How much does water heater maintenance cost?

Our maintenance plan covers water heater maintenance for $9.99 per month, with member savings on repairs. One-time service is also available; call for current pricing and offers.

Why is my water heater making popping or rumbling noises?

Usually sediment. Water trapped under the sediment layer boils and pops as the burner or element heats it. A flush often quiets the tank, but heavy, long-term buildup can mean the tank is near the end of its life.

Can I flush my water heater myself?

Some homeowners do, but the water is scalding, old drain valves can break or leak, and heavy sediment can clog the drain. Professional service also includes the safety, burner and element checks a flush alone does not cover.

Does maintenance keep my water heater warranty valid?

Many manufacturers call for regular flushing or descaling, and service records help when you make a warranty claim. Check your warranty terms, and keep the receipts from each visit.

Do you service tankless and electric water heaters?

Yes. We maintain gas and electric, tank and tankless water heaters of every brand. See our tankless water heater services.

Do you maintain water heaters for businesses?

Yes. Along with homes, we service water heaters in restaurants, offices, multi-unit buildings and other commercial properties across Chicago. See our commercial HVAC services.
